The Erie Downtown Development Corporation (EDDC) was recently formed by Erie Insurance and other corporate partners to attract reinvestment and spur sustainable revitalization in Downtown Erie, PA. Building off of the 2015 Erie Refocused Plan the EDDC hopes to build a successful bandwagon of public, private and institutional support for real estate investment, small business development and public space improvement in the coming years; creating a Downtown Erie where people want to live, work, play and visit.

YARD has been hired by EDDC to use our Demand Discovery model to test assumptions in the master plan through low-risk initiatives like events, public art, programming and temporary modifications to public space and streets. This, all while developing a short-term physical reinvestment strategy that is informed and shaped by the demand discovery process. The early amenity creation wins created during the demand discovery process will help shape supply outcomes like housing and retail, while simultaneously engaging Erie residents and proving demand for place. This process of activation planning, reinvestment planning and storytelling will create a rich and lasting outcome of positive and inclusive change for Downtown Erie, all while yielding a return on investment for EDDC’s equity investors.
