The Miami Valley Research Park has long played an important role in the Dayton region’s innovation economy. As the park turned 40, the Miami Valley Research Association looked to modernize its approach to growth and broaden its role as an economic hub, while balancing support for new businesses and attracting new ones. The resulting master plan pairs long-term vision and development with phased implementation and early activation, creating a practical path toward a place where people want to spend an hour, a day, a career, or even a lifetime.

More Than a Place to Work
The Research Park already had many of the ingredients of a successful innovation district: major employers, developable land, established infrastructure, natural spaces, and connections to regional institutions and neighborhoods. The plan builds on these assets by creating a trail-oriented workplace, introducing amenities that bring people together, elevating the Park’s identity, and filling the gap economic and talent growth.
Creating Room to Grow
Organized as a phased framework, the plan balances near-term action with long-term growth. Early phases focus on meeting and creating demand, activating the Park’s core public realm, and changing perceptions. As the market matures, new research and production space, housing, retail, hospitality, recreation, and open space can extend outward, ensuring each investment strengthens the Park’s economy, amenities, and sense of place.
Starting Small to Build Something Big
FIELDWORK is the implementation initiative bringing the master plan to life through activation, programming, partnerships, and physical improvements. It gives MVRP a platform to test ideas, invite participation, and build momentum for larger investments.
Basecamp is one of its first expressions. Designed as a flexible gathering place, it will bring both Park employees and nearby neighbors together into the same space, while allowing the Association to test what works, giving people an early experience of what the Park can become.
