Miami Valley Research Park entered its 40th year with strong regional assets, but a changing market for legacy office parks called for a new approach to growth, governance, and investment. Yard & Co. worked with the City of Kettering, the Miami Valley Research Park Association, local jurisdictions, anchor employers, and regional partners to create a master plan that modernizes the Park’s identity and development strategy. The plan positions MVRP as a magnetic place for advanced work, outdoor recreation, and community energy, with a focus on trails and greenways, shared amenities, placemaking, storytelling, and new development patterns. The final plan provides a practical implementation playbook for the next decade, including near-term actions to build demand, strengthen organizational capacity, and shape future development and redevelopment.
